Merrick Real Estate has received planning approval from Lambeth Borough Council for its proposal development of a 15-apartment residential scheme in Elms Road, Clapham, London SW4. Merrick acquired the scheme with private investor backing at the end of 2015.
This development consists of the demolition of an existing eight-dwelling property, and its replacement with a new 15-dwelling building. The scheme will increase the number of dwellings on site in a manner that is consistent with the character of the area by providing new accommodation in a replacement building with a single basement level and in a new wing at the rear of the site that is inspired by the design and scale of traditional Coach Houses in the immediate area.
The scheme offers a mix of accommodation to suit a range of occupiers – 1 studio, 3 one-bedroom, 8 two-bedroom, and 3 three-bedroom apartments. The building will be four stories in height, and constructed in London Stock brickwork throughout with stone paneling, stone surrounds and timber fenestration. Boundary treatment fronting Elms Road will be brick built piers and dwarf wall topped with railings, and gates.
Mike Plummer, Development Director of Merrick said “ After cooperative discussions with Lambeth and our professional team over the last 12 months we are delighted to have been awarded approval for the scheme which offers a significant enhancement to the surrounding streetscape and teh Clapham Conservation Area. We now look forward to taking the project into construction and successful completion in 2018. We expect the high quality completed residential apartments will appeal to a wide-range of buyers.”
